Choosing the Right Flat Roof System

Flat roofs are common on UK extensions, garages, and dormer windows. When it is time to replace yours, three main systems dominate the market.

EPDM Rubber

A single-piece rubber membrane that lasts 30-50 years. No seams means no weak points. Typical cost: £60-£80 per square metre installed. The most popular choice for UK homeowners.

GRP Fibreglass

A hard, seamless finish that is extremely durable. Best for roofs that need to be walked on (roof terraces). Typical cost: £70-£100 per square metre. Requires a specialist installer.

Traditional Felt

The cheapest option at £40-£55 per square metre, but the shortest lifespan (10-15 years). Still common on garages and small outbuildings where budget is the priority.
